Debt-Service Coverage Ratio. It's calculated by dividing the property's monthly rental income by its monthly debt obligations (mortgage, taxes, insurance, HOA).

We can go as low as a 0.75 DSCR ratio. A DSCR of 1.0 or higher means the property's income covers its expenses, and above 1.25 is considered strong.
